ENUGU, Nigeria (VOICE OF NAIJA)- The Lagos State Government has intensified enforcement against unauthorised property developments, sealing several estates across the Lekki axis and Lagos Island for failing to obtain required layout approvals and building permits.
The enforcement, carried out through the Office of Physical Planning, follows an earlier exercise in 2025 during which the government identified 176 illegal estate developments, mainly in Eti-Osa, Ajah, Ibeju-Lekki and Epe.
Developers of the affected estates were previously given a 21-day ultimatum to regularise their layout approvals. The estates were declared illegal for failing to secure necessary approvals from the Ministry of Physical Planning and Urban Development.
State authorities said such developments undermine sustainable urban growth and contradict the government’s T.H.E.M.E.S Plus Agenda.
Estates earlier listed for non-compliance included Adron Homes in Elerangbe; Aina Gold Estate in Okun-Folu; Diamond Estate in Eputu; Prime Water View Garden in Ikate Elegushi; and Royal View Estate in Ikota.
Commissioner for Physical Planning and Urban Development, Dr. Oluyinka Olumide, said the latest enforcement exercise began on Wednesday and targeted estates in the Lekki corridor that had previously been cautioned. The operation was led by the Director of Development Matters, Hakeem Animashaun.

Although the commissioner did not disclose the exact number of sealed properties, he reiterated the state’s zero-tolerance stance on unauthorised developments.
“We will continue to enforce compliance across the state. Developers must prioritise obtaining layout approvals and building permits to avoid sealing and other penalties,” Olumide said.
He added that the Office of Physical Planning is statutorily empowered to ensure all developments comply with approved planning standards and regulations.
According to him, the enforcement drive aligns with the government’s commitment to orderly urban development, protection of infrastructure and sustainable growth, particularly in fast-growing areas such as Lekki-Ajah.
Estates visited during the operation included Victoria Nest, Vistaview Estate, Empire Homes, JadeView Estate, BlessedView Homes and Micrian Villa Estate, among others.
The state government indicated that similar exercises would be extended to other parts of Lagos to strengthen compliance and uphold planning standards.
