ABUJA, Nigeria ( VOICE OF NAIJA)-The Minister of the Federal Capital Territory, Nyesom Wike, has given property owners in Asokoro, Maitama, Garki and Wuse districts a final 14-day deadline to pay a N5m penalty for breaching approved land-use regulations.
This directive was issued in a statement on Sunday by his Senior Special Assistant on Public Communications and Social Media, Lere Olayinka.
According to the statement, affected allottees must comply between Tuesday, November 11 and November 25, 2025, or risk enforcement measures.
Olayinka said, “The Minister of the Federal Capital Territory, Nyesom Wike, has granted defaulters of the land use/purpose clause of properties in Asokoro, Maitama, Garki and Wuse districts… a final grace period of 14 days to comply with the terms and conditions of the approval for land-use change and conversion.”
“The defaulters now have 14 days, from Tuesday, November 11, 2025, to pay a violation fee of N5m and other applicable fees for land-use change and conversion. Failure to comply within the stated 14 calendar days will result in enforcement actions by the FCT Administration.”

It will be recalled that on September 3, 2025, the minister approved a N5m penalty payable within 30 days for allottees and land title holders who violated the Land Use Act in the FCT. This followed a report submitted by a ministerial committee set up to investigate land-use violations.
Wike also approved a 7.5 per cent charge on the assessed capital value of properties converted without official approval from the FCT Administration, payable within 30 days.
Subsequently, the administration published the names of 374 defaulting property owners and title holders, urging them to settle their fines within the designated period.
However, Olayinka stated that the minister had “magnanimously granted a final grace period of 14 calendar days” for all affected allottees to meet the requirements for land-use regularisation.
The affected properties include those on Gana and Usuma Streets in Maitama; Yakubu Gowon Crescent in Asokoro; Aminu Kano and Adetokunbo Ademola Crescents in Wuse II; and Ladoke Akintola Boulevard, Gimbiya and Onitsha Streets in Garki II.
Others are located on Ogbomosho Street, Lafia Close, Yola Street, Abriba Close, Danbatta Street, Ringim Close and Ilorin Street in Garki I.
According to the statement, owners who regularise their land use within the grace period will receive new title documents reflecting the updated use and a renewed 99-year term.
“The honourable Minister has approved the issuance of new title documents (Statutory Right of Occupancy and Certificate of Occupancy) upon fulfilling all necessary conditions,” the statement noted.
It further clarified that this consideration does not extend to land titles already revoked or withdrawn due to non-development, failure to pay ground rent, or other violations.
